General Terms and Conditions

For accommodation contracts with bbKarlsruhe GbR (partners Maria Lang and Dorian Bosch), which operates the guesthouse “bKarlsruhe”, Karlstraße 132a, 76137 Karlsruhe. Version: October 2026.

This English text is a translation provided for convenience. The contract language is German. In the event of any discrepancy, the German version prevails.

1. Scope

These General Terms and Conditions apply to all contracts for the rental of rooms and beds for accommodation and to all related services provided by bKarlsruhe. Differing terms of the guest do not apply unless we have expressly agreed to them in text form.

2. Conclusion of contract

The accommodation contract is concluded by the guest's booking and our booking confirmation. By completing the booking, the guest accepts these Terms and Conditions as binding. The contract language is German.

3. Check-in / Check-out

Check-in: from 2:00 p.m. or by individual arrangement.
Check-out: by 10:00 a.m.

bKarlsruhe has no reception desk. Check-in is digital: on the day of arrival the guest receives the room number and access code by e-mail or text message. This code opens the front door, so arrival is possible at any time.

The room key is in the room door and opens both the room and the front door. It stays with the guest for the duration of the stay; the access code is no longer needed after that. At check-out the key must be left in the room door again.

In the event of a late check-out we reserve the right to charge an additional night.

4. Services and use

The rooms may be used for accommodation purposes only. Subletting or accommodating additional persons who have not been booked is not permitted. Shared areas (kitchen, living room, bathrooms) may be used in accordance with the house rules.

The dormitories are separated for women and men; the choice is made when booking. All other rooms are private. The bathrooms are in the hallway and are shared.

What is booked is a room category. There is no entitlement to a specific room; the guest receives a room that is equivalent to the category booked.

5. Prices and payment

All prices include statutory value added tax. The full booking amount is due before arrival.

Payment options: bank transfer, PayPal, credit card. Cash payment is excluded.

6. Cancellation and withdrawal

Unless otherwise agreed, the following cancellation terms apply:

For bookings of three rooms or more: from 14 days before arrival, 100 % of the total price.

7. Stays of two months or longer

For stays of two months or longer: the booking can be cancelled free of charge up to one month before arrival.

After moving in, notice of termination may be given at any time, but only with a notice period of one month to the end of a month. This also applies during an ongoing stay. If the notice period is not observed, the rent for the corresponding period remains payable.

For registration with the authorities we issue a landlord's confirmation of residence (Wohnungsgeberbestätigung).

8. No right of withdrawal

There is no right of withdrawal for accommodation contracts. Under Section 312g (2) no. 9 of the German Civil Code (BGB), the right of withdrawal is excluded for contracts for accommodation on a specific date or for a specific period. Therefore only the cancellation terms in clauses 6 and 7 apply.

9. Accommodation tax (City Tax Karlsruhe)

On the basis of its accommodation tax bylaw, the City of Karlsruhe levies an accommodation tax of €4.00 per person per night (as of 2026). The following are exempt from the tax:

For the exemption based on length of stay, the agreement made at the time of booking is decisive: if a stay of more than two months is booked from the outset, the tax does not apply from the first night. If an initially shorter stay is extended afterwards, the first two months remain subject to tax.

10. No smoking

All rooms and indoor areas are non-smoking. Smoking is permitted only in the designated courtyard area. In the event of a violation, a contractual penalty of €150 will be charged; the right to claim further damages remains unaffected.

11. Quiet hours

Quiet hours are from 10:00 p.m. to 6:00 a.m. During this time the kitchen and balcony may not be used. In the event of repeated violations we reserve the right to terminate the accommodation contract without notice.

12. Wi-Fi

Use of the Wi-Fi is at the guest's own responsibility. Unlawful use, in particular downloading copyrighted works, file sharing or distributing illegal content, is prohibited. The guest is liable for all resulting damages and costs.

13. Liability

The guest is liable for all damage caused by the guest or fellow travellers to rooms, furnishings or shared areas.

We accept no liability for valuables brought onto the premises, unless we are guilty of intent or gross negligence. Our liability for damage arising from injury to life, body or health and for other damage based on an intentional or grossly negligent breach of duty remains unaffected.

The building has five floors and no lift.

14. Access code and key

The access code and the room key are personal and may not be passed on to third parties. The key also opens the front door and must be kept safe accordingly.

If the key is lost or damaged, a fee of €25 will be charged.

15. Consumer dispute resolution

We are neither willing nor obliged to take part in dispute resolution proceedings before a consumer arbitration board.

16. Applicable law and place of jurisdiction

German law applies. The place of jurisdiction is Karlsruhe, to the extent permitted by law. With regard to consumers this applies only if the guest has no general place of jurisdiction in Germany or moves their place of residence abroad after the contract has been concluded.

17. Severability

Should any provision of these Terms and Conditions be invalid, the validity of the remaining provisions remains unaffected.
